5 things to help you SELL
Relocation, move up, downsizing, job transfer. Any one of these reasons could trigger the need to sell your home. There are many things that you can do to help this process go smoothly. ~ Hire a REALTOR. Be sure to find one with experience and a solid marketing plan. A good real estate is one who works full time at their craft. They stay on top of the market through education and training. They know their area - builders, prices, trends. Most homes are sold through agent to agent networking - don't miss out by not going with an agent or choosing one without the knowledge and contacts needed. ~ Stage your house. In a buyer driven market like we have now, it is more important than ever to have your property show its best from minute one. Whether you hire a professional stager or do it yourself - this is one step that you cannot afford to skip. A properly staged house will sell for more and faster than other similar homes. ~ Price your home to sell. So many times I have heard 'if someone wants to negotiate, we will - but we won't lower our price'. This will not sell your house in today's marketplace. There are literally hundreds of homes for buyers to choose from and they have no need to look at one that is $50,000 or $500 overpriced. They will skip it and your house will not sell. Listen to your agent - they have done this before and have a contract with you to work in your best interests. ~ Gather information for a potential purchaser. Utilities, trash schedule, mailbox location, appliance manuals, seasonal pictures and the like. Put it together in a buyer's binder. Leave it out with the brochures your agent has prepared. Your summer hostas or FIOS availability might be what sells your house. ~ Leave. Once the REALTOR is hired, the binder is made, and the home is staged and priced right; you need to let any potential buyers explore your house on their own. They will spend more time and feel more comfortable in a property where the owner is not present. Additionally, if you aren't there - you won't be able to let it slip that you are desperate to sell because your move is next week - or other bargaining tools for the buyer. Completing the above will yield you your desired result - the sale of your house for top dollar in the shortest period of time.
